Seasonal tune-ups
HVAC Maintenance in Johns Creek
A spring checkup for cooling, a fall checkup for heat, and a written page that shows exactly how your equipment is doing.
Cheap Fixes Today, Fewer Big Ones Later
Breakdowns rarely come out of nowhere. A capacitor fades a little each summer. A drain line slimes up slowly. Pollen and dust build a felt blanket on the coil. The system keeps going, just longer for the same job, and that extra run time quietly costs you every month before anything actually quits. A tune-up catches those things while they are still small. Ours is hands-on. In spring, ahead of the long cooling stretch, we wash the outdoor coil, flush the condensate line, tighten electrical connections, test the capacitor, read refrigerant pressures and airflow and confirm the air coming off the coil is properly cold. In fall, before the first frost, the furnace or heat pump gets its turn: burners, igniter, flame sensor, venting, limit switches, heat strips and the defrost cycle. Each visit ends with a new filter and a written sheet: the checklist, the numbers and any part that is starting to tire. We never replace a part without asking. You simply know where things stand and can plan instead of being caught off guard. Attic units in two-story homes get extra care at the drain, since a clog up there drips straight onto a ceiling.
What a Tune-Up Includes
The list shifts with the season and the equipment. These are the backbone items.
Coil wash
Condenser coil hosed clean and the evaporator coil looked over so heat moves freely.
Drain flush
Slime flushed out of the condensate line, and the float switch tripped on purpose to prove it still works.
Electrical
Terminals snugged, capacitor and contactor tested, motor amps read.
Charge and airflow
Pressures, temperature drop and airflow logged and compared against spec.
Burner and safety
Igniter, flame sensor, burners, flue and limit switches tested on gas units.
Heat pump extras
Defrost, reversing valve and heat strips checked before winter.
Filter and findings
A clean filter in and a written summary of every reading and suggestion.
How a Maintenance Visit Runs
Baseline readings
Measurements come first, before cleaning, so the summary shows where the system truly started.
Clean and tighten
Coils, drain and connections cleaned and snugged, and the filter changed.
Run and write up
A full cycle while we watch, then a written page with any concerns ranked by how soon they matter.
